EICR

An EICR (Electrical Installation Condition Report) is the report produced when a qualified electrician inspects a rental property's fixed electrical installation. Landlords in England must have the installation inspected at least every five years, hold a satisfactory report, and give copies to tenants.

The requirements

An EICR has been mandatory for privately rented homes in England since 2020. A copy goes to existing tenants within 28 days of the inspection, to new tenants before they occupy, and to the council on request.

Remedial work

If the report identifies faults requiring investigation or repair, the landlord must have the work done within 28 days, or sooner if the report says so, and obtain written confirmation.

Scope

The EICR covers the fixed installation, including wiring, sockets and the consumer unit. It does not cover portable appliances.
